A brief update

Its been some time since our last update.

Steven's now 29.
Regan is now 23 weeks along with Little Monty.
Some pipes have been dug in around our block, but we still have three trees that need to go.
Regan's best friends got married in September.
A lot of Christmas shopping has been done, with more still to be done.
We got a new car, fondly named Lawrence.
And we selected our colour boards for our house.
An old warship was sunk by the navy off Barwon Heads.

The order of events is a little out of whack and I am sure there are some that slipped my mind for the moment. But i though we should at least mention a few things that have happened recently.

Great News!!!!

We would like to announce that Steven an I are expecting a little bundle of joy our twosome will become a threesome. My EDD is around the 18th of April 2010, therefore I'm approx 12weeks yesterday. We got to see some scans today and they will be posted below. Obviously if your reading our house postings, you are prolly doing a quick calculation and yes we know, our house wont be ready by the time bub is due unfortunetly.
Our second scan done today was the combined first trimester combined screening test for downs syds and we found out that our child is incredibly stubborn and refused to co-operate with the technician. It did do a little dance, waved a little and hiccupped a couple of times but thats about it, he/she refused to get into position for the appropriate test therefore my belly got a bit of a work out being jiggled and poked to push the bub into position and make bub arch is back to the measurements. Finally they got one good enough 1/2 hr later. But all seems well, I need to contact my GP this week after Wednesday for the test results.

Yay!!!! We signed the house contracts

On the 26th september we journeyed to Altona to sign the contracts with Burbank. Didn't take long to sign everything, just had to sign multiple copies of everything, 1 for the builders and 1 for Burbank and 1 for us or something along those lines....maybe 1 was for the bank.....we just signed a lot of copies. So the house will take 260 days to build, though they have informed us that it more than likely wont take that long, they have just given themselves ample time incase of any delays they experience.
Now with the land....we were told that the releasing of the land (including sub-division) was to take place in September (hasn't happened), then the real estate informed Steven that they wanted to increase the water pumping station from 100 houses to 700 or something along those lines. So it was going to take a couple of weeks for that.
We got a phone call from Burbank last week saying that they had spoken to the real estate agent and now the release date is around December, and knowing builders/contractors will take off a month over Christmas therefore it wont be ready for a while yet.
Sigh.......... We will keep everyone updated of course

Update on the progress of our house

Well, were just waiting on the house contract to sign, which arrived today via mail, which is exciting. We will be signing them on Saturday at the Burbank HO in Altona in the arvo. We have already signed the contracts for the land and the pre-approval stuff for the loan so once we sign this house contract on sat, everything will be going ahead.
Super excited !!!!!

Murder.. Who dunnit????

On Sat the 18th July Steven and I hosted a muder party. Loads of fun and intrigued occured, had a full night of fun with an entree of mini quiches and main of roast pork with roast spuds and pumpkin, honey carrots and mixed vegies. Dessert was a minty choc mouse with creme de minthe liquor, though they really didnt set too well as there was a tad to much alcohol involved in the creating process.
Murder took place and it seems that the dead guy had a private physical the day of his death though I don't think it was very private as it seems that everyone at least saw the physical take place or were actually in room when it was being done (not very private at all!!!). Leigh turned out to be the killer (I wont say why incase others will do the same scenario) though it turned out the 98% of the players were going to kill the guy anyway they either had the motive but not the chance or had the perfect plan but it was too iffy and may going wrong. Still was lots of fun to play and were looking forward to the next one. Some pics from the night are below.

Our House....errr Our Land

Here's an update on our block of land. We have signed the holding price for the land and the house and now have the bizzilion "Sign here" post-it tabs to sign next to now for the land contracts. Burbank are waiting on the contracts from the real estate and the pre-approval of the land from the bank. But other than that all is going along quite nicely.

Also today (05/07/09) we signed the contract for the house construction to go ahead. It's all so very exciting. We are expecting an apparent 22 week turn around time- however the subdivision for the land isn't expected to be completed until sometime in September:(
Oh well at least everything is running along now.

Checking out Lot 2 at Bannockburn


Land in B'burn

Decided to check out the land out at Bannockburn and see what the 'sticks' (as Steven calls it) has to offer. Lot number 2 peaked our interests, 701metersq for $124k.
Not bad, not bad at all.......

Our first look at land in Geelong.Number 5 on the plans.
We weren't satisfied with the block size nor the price, as they were offering 1,2,3,4 & 5 for all the same price. Now if you look carefully, you can see that the size of the block drastically reduces from 1-5. No-way were we going to pay the same price for a 381metersq block as a 503metersq block....ridiculous

To Make Our House

Here is a rough idea of what the house looks like with all the bits and bobs together ($153,960) includes carpets, tiles, paints, curtains/blinds, antenna, mailbox, lights, bathroom and kitchen stuff etc

We decided to take the info home and chat about any modifications and extras we would want on the house..such as Regan is a firm believer of the 2bedroom 1bathroom ratio and simply having 4bedrooms to 1bathroom was not going to work. Steven on the other hand wanted the 2 car garage.....all these extra's had to come at a cost of course. The orginal house looks like(left). Therefore we needed to add....(right)











Building.....


Several discussions later and Regan liking their display houses, we ventured back to Leopold to talk to Burbank and see what prices they have to offer and what their houses' included.

Building v Buying

After a few weeks of discussing the advantages and disadvantages of building v buying, we began to look at house and land packages but keeping an eye on the houses going up for sale. We took a trip to the Leopold disply home centre where various builders showcase their house designs.


Scouting the block


Our first look into the housing market. Their original asking price was $269k-$279k so we made an offer of $250k. Was initially not even taken to the vendor but eventually they were desperate to sell a couple of months later they phoned us back accepting our offer.
A few more visits to the house and we were happy to live there. Upon final inspection Geoff and Steven took a look under the house and noticed it was not entirely level. This equated to not buying the house if we have to re-stump half of it!!!!!!!
